Albufeira is the most internationally known town in the Algarve — and with that comes both its greatest asset and its main challenge. From June to September the old town strip and Oura Beach are busy with tourists from across Europe, bringing noise, colour and economic energy. From October to May, Albufeira reveals itself as a well-serviced residential town with a large year-round expat population, quiet beaches, and a surprisingly good range of services.
For property investors, Albufeira is the most liquid market in the Algarve. Holiday rental yields are among the highest in Portugal — the Oura and Areias de São João zones regularly achieve 7–9% gross rental yield on well-managed short-let apartments. The trade-off is that the same properties are difficult to live in peacefully during August. Investors typically buy in these zones specifically for rental; owner-occupiers tend to choose the calmer residential areas to the north and west — Branqueira, Guia, and Ferreiras — where townhouses with pools cost €250,000–€450,000.
The town has an excellent private hospital (Hospital Lusíadas Albufeira), a full range of international schools within 20km, large supermarkets, and a retail park at Guia with most major Portuguese chains. The A22 motorway runs directly past the municipality, connecting Faro Airport (30 minutes east) and the central Algarve golf corridor in either direction.
The expat community in Albufeira is mostly British, followed by German and Irish. There are active social clubs, an English-speaking church, and year-round quiz nights, markets and community events that make winter life here considerably more social than in smaller Algarve villages.
